Hi Talha Noh,
Besides the valuation; COV is around the $50k mark and it also depends on the floor-level; conditions etc and how much the buyer like your house; which is rather subjective to each individual.

Evening,
Your 3 room flat in Toa Payoh has an estimated valuation of $295k to $320k. Including COV asking, you should be able to fetch about addition of $30k to $50k. This depending on your unit's facing, level, condition and ethnic restriction.
