I'm thinking to buy a unit at atrium residences. Just wonder if the place is flooded by china tentants like sunny spring? Went in the forum and realise pool view is very noisy due to the fountain thus the people staying there too. Thinking of getting a unit at least 2+1 or 3 budget below 700k FH around geylang area lor 28 abv.

I had rented out my 5 room flat since Oct 2007 for a year, to a company, which employs foreign IT professionals. The thing is, I have only met one of the occupiers and saw the work permit (photocopy) of the other two occupiers. Moreover,in the lease contract, it was stated that I have to respect the privacy of the tenants thus I'm not suppose to spring a surprise visit on them. However, as this is the first time I'm renting out property, I feel very insecure that I do not meet the tenants or check that my property is well maintained. I'm wondering if in the upcoming lease renewal, can I include in the contract that I get to meet the tenants on a quarterly basis and verify their employment pass. (esp since there is turnover of occupiers staying there. ) Pls kindly advise. thks!

I am looking for property in the East to rent and potentially to buy when prices come down. I am particularly attracted by the Tanah Merah and Simei area. For Simei area (near MRT, shopping malls, hospital, nice golf courses etc) I have been told (by agents and friends) that those within the MRT vicinity (like Modena, Tropical Spring and East Point Green) command quite a premium. Given that these are quite old estates, are the current price levels fair and reasonable? Is there any room for further decline next year.
