Hi agents, I'm looking for a landed property along sembawang road. Freehold. Any recommmendations?

I know location, view and land tenure matter a lot in term of the strength of a property price. A 99 years old property will likely be priced below a freehold property in the same vicinity. In Yishun/Sembawang area, the pricing looks disjointed. Estaury condo is probably going for average $900-$1000 psf and above at the re-sale market now while Northwood, which is close by and is a brand new freehold development, is going for only average $734 psf presently. Additionally, two large 99 years old land plot have been called for tender by the government and Yishun would be flushed with oversupply of 99 years old condominium several years down the road while freehold condominium is limited in supply (Northwood, Seletaris and Sensoria as I can remember) in Yishun/Sembawang area. As a property investor and owner, does it make more sense to me to buy a freehold condominium as compared to 99 years old one in Yishun/Sembawang area? If so, why is demand for freehold condominium weak given the low transacted price presently in Yishun/Sembawang? Will the price of freehold condonimium outstrip Estuary Condo one day in Yishun/Sembawang area? Am I missing something?

Why is the valuation of flat in sembawang close low. around 420/430 as compared to admiralty road which is further away from the mrt

Think back, 30-40yrs back, a 20000sqft detached house in Nassim road costs S$80K-S$90K, but at current situation, it costs min S$20M. So, what is the percentage of return? Imagine, if you buy say a 99yrs super high end condo at S$29M for say 5178sqft which translate into S$5600psf. Usually, before it T.O.P, it takes 2-3yrs. So minus the remaining lease it is about 96yrs lease from T.O.P, what is the upside of this super high end condo? Assuming the ultra rich owner never sell, per year basis, it depreciate by S$302K, wow ! it is a lot like deprciating a 4rm flat on per yr basis. But if you buy say a S$20M 20000sqft detached in cluny park, what is the upside. To me, to appreciate to S$30M is within reach given the fact that a FH Land-Title Landed property own this piece of 20000sqft land whereas Strata-Title FH condo does not own any land except it merely share the land with its neighbour, be it very exclusive 35 tenants or not so exclusive 2000 tenants? What is your comment?

Is it all right to invest heavily on FH Land-Title Landed Property right now? First, we saw a 99yrs leasehold land sales @sembawang sold at $300psf by government meaning to say that those in city fringe like D12 & D13 will see price appreciate a lot. Second, if we can control the landbank of all FH Land-Title Landed Property, in the event, government may want to buy from the pte land owner since the Residential Property Act kick in last sep'07 that any acquisition by government body will be based on current market value. Then in that case who know that even in changi, per sqft will be asking for S$5000.

I'm a foreigner on an EP and renting an appartment on Scotts Road, the Owner is looking at selling in order to cash in on the market. He wants around SGD 3.5 Million but if I were to leave Singapore and rent it out, the income would not even cover half the cost of the mortgage repayments based on 25 years repayment. Please can someone help explain the situation. Why are rental yields and sale prices so out of line?

I am an Indian national and would be moving to Singapore in May 08. I have been in living in Malaysia for the last 10 years and would now be moving to Singapore in May 08. I am looking for a 3 BR private condo or house or HDB executive accomodation which would be convenient for commuting to McPherson road. please do let me know if you have anything matching my requiremnts.
