dear agents, I am looking for a 1+1 year rental place, starting end of February (current lease expires 26Feb). Looking at condos around the river valley road/ Killiney road/ Robertson quay/ TiongBahru area. 1-2 bedroom (no studio with sliding door pls), 650-950sqf size. The condo shld preferably be <12yrs old, but if remodeled and clean also considered. Budget is max SGD4500. pls reply me if you have anything at hand, time is pressing, can close on spot. many thanks

I recently visited a unit in the Sterling at Bukit Timah Road. The area is approx. 1,800 sq ft with 4 nicely laid out room. I think last transacted prices are about S$1,200 psf I also visited Aspen Height along River Valley. Similarly for a 4 bedder, it's smaller in size, about 1,500 sq ft. Prices are approx. S$1400-1500 psf. Question is : which is a better buy? I understand there will be train stations coming up at Liang Court area (which is quite close to Aspen Height). As for the Sterling, MRT won't be up till 2015, given tunnelling works just started a few days ago. I am also considering Bt Timah as a suitable area as I have a child going to Sec school next year.

I am interested to buy a unit around robertson/river valley or some other areas at district 9 (studio to 2 rooms & Approx 1.2M) for investment(rental). Pls advise which condo/apartments are the most popular/higher demand which is able to get the higher return rental yield Thank you very much

Just off River Valley Rd/Killeney Rd - I rent the ground floor apt of a 4 storey chinese house 30+years old, 3 bedrooms, 2 bath, huge living and sep dining, 2 large balconies - over 3000sqf. No amenities. In Dec07 I signed 1 year lease at $5.5k per month. Can anyone advise what i might be likely to pay upon renewal - I assume slightly less with the current market situation... Would $4.5 be a reasonable offer?

I’m contemplating to buy a 1+1 apartment for investment in River Valley area. What is the current price range of psf of a new apartment in RV? Would it be easy to rent it out as there are already many apartments put up for rental in that area? What is the yield % we are talking about? Does the height of the apartment matter if it’s for rental?
