Is it all right to invest heavily on FH Land-Title Landed Property right now? First, we saw a 99yrs leasehold land sales @sembawang sold at $300psf by government meaning to say that those in city fringe like D12 & D13 will see price appreciate a lot. Second, if we can control the landbank of all FH Land-Title Landed Property, in the event, government may want to buy from the pte land owner since the Residential Property Act kick in last sep'07 that any acquisition by government body will be based on current market value. Then in that case who know that even in changi, per sqft will be asking for S$5000.

Will prices & rentals of landed homes set to rise? Is land scarcity in S'pore here to stay & ensure sustainable capital growth? What is the exact percentage of S'poreans living in landed housing? Although landed homes rose 23.4% last year compare to 0.6% in 2004 & 2.4% in 2005 according to URA's index of landed pte residential property, but they have yet to play catch up with their non-landed counterparts, is it truth or false? Is it truth that there are several reasons for optimism across all landed housing segments this year because the price index of landed homes remains some 25% below the peak of 2Q 1996? Emerging from a relatively low base, is it truth that landed properties look more appealing to investors this year? Given the above factors, is it truth that landed housing market should be able to attain capital gains of 15% to 25% this year, notwithstanding the continued US credit turmoil?

bay windows and planter boxes are exempted from GFA and sold as internal spaces of a residential unit. I would like to know what does it means? When we look at the brochure, they always shows the different type floor plan areas in sqm or sqft. Does the floor plan area stated includes the bay window and planter boxes? Now URA says that both bay window and planter boxes will be included in the GFA? So what are the advantages or benefits to buyers?

I have a residential apartment under a friend and my name. This apartment has been tenanted with positive returns. I am considering transferring this property to a property of a company (to be setup) whose directors are my friend and myself. Q1. Does this make sense? The objective is to have a company that collects rent as revenue and thus able to get further loans from banks in future to purchase another property for rental out. Q2. If this makes sense, what kind of lawyer shall i consult?

Hi Guru, We are property developers in Queensland Australia. We own some land about 45 mins drive north of Brisbane at Bellmere on the way to the Sunshine Coast. The land that we have is identified for future residential subdivision and recently a Singaporean investor was looking at and making offers on nearby development sites. We have now decided to sell our holdings and I was wonderng how I should go about making contact with potential buyers within Singapore.
