Any views on pte condos in Balestier area? Heard that its a "red light" district yet condos there are not exactly cheap compared to Geylang. Price differences can also be a lot for condos say within 2km radius of Balestier Plaza. Pinnacle 16 is much more expensive than Kemaman Point. Any reasons apart from the age?

Hey, I'm a foreigner on a EP and looking to buy/invest into a property (pte apartment or condo) with a budget of SG$600 K. I am not too familiar with the property market in Singapore therefore, I have two queries I would like to pose. 1) Whether this is the right time to be investing? As I heard property prices are forecasted to be falling in the foreseeable future. 2) Which area(s) should have a maximum capital gain on the investment? I've been recommended to look with district 15/16 and the Yishun area. I do realize these are very basic/general questions although I would appreciate some insight in the property market. I stay in a 3 bedroom apartment (1292sqft with recent renovation) at the freehold Ris Grandeur. The apartment is at the highest possible floor (#16, just under the penthouse), has the best unblocked facing, and is situated at the premium block. I wish to know that with the recent launch of the leasehold Livia project, will it help drive the price of my property up? Also, based on today's bleak-ing market, what's the estimated psf that my apartment can fetch?

Currently a foreigner staying in Singapore , renting a HDB apartment with my wife. Looking to purcharse a private apartment for own usage within the next 6-12months. Current criteria include: 1) 2-3 bedrooms 2) >1100 sqft 3) budget: <750000 4) FREEHOLD, 999 year 5) near amenities (schools, MRT, eateries etc) 6) preferably new , recent TOP (good condition) 7) district 12-14, 15-16, 19-20.
