Doing a quick check here, any specialised toa payoh agents here? May sell my HDB 4I 4room 82sq Toa Payoh Lorong 8 blk 21x high floor flat - corner- 25k decor- beside market- how much can i sell ? thks will sell once i got a new flat with my wife for this coming quarterly ballot launch on 10 april 09. now thinking to choose bk my old time agent or a new agent. wonder how much valuation is now. maybe 295k? if any agents there can get for me 350k , i will definitly let a agent sell for me. clue- my blk is just beside market. corner, high floor, unblocked, 25k decor, 34 years old, potential enblock, BIG Carpark , master bed room no tiolet - cause 4I 82sq flat. thks and appreciate so much.

Hi, My fiancee and I are looking to purchase a resale flat.We are unable to purchase a new HDB due to the combined income factor. We are very interested in Tiong Bahru (Kim Tian Road) or Toa Payoh. I have asked around my friends and relatives and according to them, the newer flats (6-8 years) in those area cost around $600k-$650k (HDB 5 room flats, middle to upper floor). My questions are: 1. If we fork out such amount to purchase a flat, a few years down the road, if we want to sell it, will we be able to sell it at a profit or (at least) at the cost price? 2. Is it a better idea to purchase flat at the outskirt area that cost significantly lower. My parents said that HDB 5 room flats cost only around $400k in Payalebar area. The $200k difference baffles me. Im rather confused as to choose. Any advice? Thanks!

Hi I am looking for 3-room HDB with no COV. I personally have looked around and have seen a couple units and also some units with low low COV (below 5k) but because of work, this process is quite slow. My query is, if the agent closes me, I will need to pay him commission of 1% right? Here are my statistics: Highest price : $300,000 (at valuation) Commission : $3,000? We are first timer buyers looking to buy a flat, we do not mind waiting. But it is very difficult for us to offer any cov. We have got a loan approval from hdb for $277k. We are hoping to get a 3 room at bedok reservior / ubi / toa payoh lorong 1 (block 158 - 172) area. With some patience, is it possible for us to get a flat with our requirements?

Hi, I stay in Toa Payoh Lorong 2, HDB 5 rooms, less than 3 mins to the MRT station. If i managed to sell my flat at $750K, i will get back $610K, can I buy a condo with budget $1M, 3 bedrooms, in nearby areas? I do not wish to move to outskirts like pasir ris, woodlands, jurong. Our household income is 10K and the only liability is car instalment which is less than $700/mth, what's the loan amt we can get?
