Hi, We are going to relocate in Singapore beginning of August (probably for 10 years). We are studying the possibilities of purchasing a 2 or 3 bedroom appartment in Dover or nearby, with a maximum budget of 700,000 Sing dollars if we can get a 80% mortgage. 1)Is it possible to find any freehold or 999 years flat at this price? 2) On the other hand, if we buy a 15-year old or more flat with a 99-year lease,does it mean there is only 84 years or less left on it, and where would that leave us if we want to resell in another 10 years? Would the sale still enable us to refund the rest of the loan, or would the flat have depreciated too much because of the few remaining years? Thanks for your comments.

Hi, I was wondering about banks' lending policies. If the value of your property dips well below your loan (ie you have negative equity) do banks then ask you to inject more equity/bring the loan to value ratio down to the original level (eg 70-80%)..?

is there any fh condo unit in the east near mrt which is $800k or below? what are the costs (deposit, stamp fee, etc) involved in buying private condo if the price is $800k and if i take 80% loan? also, is insurance mandatory for private property? i'm a first time buyer, so hope you can provide me with the info to make sure my finances is sufficient before i proceed. thanks in advance.

Hi I am trying to ascertain if I am in a financial position to buy a condo. I have just received my PR, so CPF = 0 Have savings of around 60K cash. I could borrow from credit card around 20K So net cash available for down payment(including all extra charges) = 80K Our family income is 10K per month. I would like to buy a 2 or 3 bedroom flat with budget 500-600K. Size atleast 950sqft. Location should be close to some MRT and within reasonable distance from city (we work in CBD). Preference would be North East / East I heard that banks are currently not giving any loan more than 80% for property purchase. Which complicates my situation as I am hoping for a 90% loan. What do gurus suggest ? Should I start looking at properties now with my current financial status, or wait sometime for my savings to increase and prices to fall a bit. Thanks

HI Gurus, I would like to invest in a private apartment or condo. I would like to know what is the price window of a property I can look into with my current salary package. My salary before CPF is 5k and I have 40k cash to spare. How much can i loan for 90% or 80% loan? WHat is the monthly installment? How much more cpf do i need for 80% and 90% loan? After purchased, could i use my monthly cpf contribution for monthly installment for the repayment? I'm looking at any unit with 2 bedroom.

I have a few HDB dwellers coming to view FH Land-Titles Landed property which is 3yrs old after A&A. Bank indication value at S$2.1mil with land size 3300sqft & built-in 2000sqft. A lot complain built-in very small & very pricey, i wonder how big is a strata-ttles 99yrs LH HDB floor area. It is a prime location at senette estate, city fringe, which means u own this piece of land. Queenstown HDB with remaining 70+ lease cost S$458per sqft & outskirt bukit batok HDB cost on average S$325per sqft with 80+yrs lease remaining, pls comment whether all these HDB dwellers know the market rates?
