hi can you tell me if this development - Katong Apt as lift facilities? I understand it also has a pool. It has been highlighted to me that nowadays there are alot of 'nites activities' at Joo Chiat area at nights and that makes the condos and houses around Joo Chiat areas not so attractive to potential buyers and tenants, especially those with young kids. this in turn affect the rental and selling price. how much has this affect the properties prices here? i have known of tenant moving out because of activities at Joo Chiat and 'spill over' activities into other areas nearby eg Duku Rd. thank you for your respond

Hi - I just saw this new condo - Montebleu and The Arte. Liked them but find the area with hospitals and near balestier rd not so appealing. Was wondering how come the psf rates are same or higher than premium downtown properties at balmoral or river valley area

Hi Saw a walk-up apartment at Haig rd. Small development and has only 9 units in total. They are asking for $850psf. Total space about 784sqft The place is relatively old as well. So i may need to pump in $20-25k for renovation before staying in. My questions are : i) Is the unit worth the $? ii) Is it true that it would be more difficult to sell walk-up apts in the future? iii) The yield/investment value of walk-ups is low and not an investment asset? Thanks.

Hi I am torn between two condos in balestier area, and need some sound advice. The two condos in mind are : 1) Parc Haven (lor Limau) 6 years old freehold; next to Whampoa market/hawker; tons of little shops eg clinics, provision, barber etc even a 24hr ntuc; decent size swimming pool and gym; well spread among the 2 blocks; among hdb flats; plenty of bus services 2) Casa Fortuna (Ah Hood Rd) TOP soon; nearest amenities outside condo are about 10 min walk; near future Sun Yat Sen Park; swim pool etc looks small given the small land area; among clusters of condos and international uni/schools. I plan to get a studio (which is what I can afford, alas!) and it is for self use, probably for next 10 years. Can any agent familiar with this area kindly advise on which will be more valuable in future if I were to resell? Both condos are now selling for about $1300 psf for a tiny studio. Kindly post your advice here. Thank you very much.
