Hi Gurus, We are looking forward for the launch of 76 Shenton Way by CityDev. What is the expected psf range for the preview flats? How does this compare with the launch of 'The Altez' by Far East nearby? I saw psf values starting @S$1700 and upwards close to even S$2200/psf. Comparing with the earlier launch of The Clift, Lumiere, Icon nearby, the starting psf in the new launches looks steep in the current envoirnment. I'm seeing transactions of $1300-1500 for the Icon and $1500-1600 for Lumiere and Clift which are closer to completion. Is this price range for the new launches justified or is it just that the developers are taking as much as possible off the table before the market turns down. Thanks. Gwen

I am looking for one condo unit in west area for own staying and at the same time for investment. i like Hillvista because the area is quiet and good surrounding also project design. The developer [Far East] price is S$1050 ~ 1250 PSF may be even more and the price is higher than an older unit at that area about 200~300psf. i am confuse. can you please advise me why is the price is so high? do you think it is overprice?.

I would like to know what is the estimated price of launch for seastrand for 1 bedder? Would it be touching high of 1000 psf given that far east is doing so much marketing? Given the location and market dampning efforts, is it possible it will go for 800 psf in preview for 1 bedder?

Is Gardenvista sold the same way as The Shore Residences? I.e. Far East is holding on to the freehold title of the land but sold the development as 99 year lease?
