Dear Gurus, I have just started hunting for a 2 bdrm investment property. I realised that some new condos in East Coast are more expensive than asking prices of existing condos in D10. For example, Parc Seabreeze, FHyrs is asking $1300psf. Levelz is farrer Road is better location FH asking $1400psf, though the latter is 5 years old. 1. For mid term capital appreciation and rental yield, which is a better choice? 2. Farrer Court (99yrs) was bought by Capitaland at land cost of $1100psf. So with constructn, likely breakeven cost will be $1400psf. Will the launch of Farrer Court and the MRT statn completion lead to upward revaluing of condos in Farrer Area?

Gurus, I searched for freehold condos in the Holland Road vicinity and narrowed down my search to Willyn Ville and Warner Court. They are cheaper than the newer condos in that area. Are there any gurus who have rented out or sold units in these projects before? I'm looking for good rentals and long-term growth. Do these projects fit this criteria? On a sidenote, do they have enbloc potential? I don't want to get entangled into the enbloc mess as there are numerous pit-falls like in the case of Laguna Park and Tulip Garden and others before that. Thanks.

I recently visited a unit in the Sterling at Bukit Timah Road. The area is approx. 1,800 sq ft with 4 nicely laid out room. I think last transacted prices are about S$1,200 psf I also visited Aspen Height along River Valley. Similarly for a 4 bedder, it's smaller in size, about 1,500 sq ft. Prices are approx. S$1400-1500 psf. Question is : which is a better buy? I understand there will be train stations coming up at Liang Court area (which is quite close to Aspen Height). As for the Sterling, MRT won't be up till 2015, given tunnelling works just started a few days ago. I am also considering Bt Timah as a suitable area as I have a child going to Sec school next year.

Think back, 30-40yrs back, a 20000sqft detached house in Nassim road costs S$80K-S$90K, but at current situation, it costs min S$20M. So, what is the percentage of return? Imagine, if you buy say a 99yrs super high end condo at S$29M for say 5178sqft which translate into S$5600psf. Usually, before it T.O.P, it takes 2-3yrs. So minus the remaining lease it is about 96yrs lease from T.O.P, what is the upside of this super high end condo? Assuming the ultra rich owner never sell, per year basis, it depreciate by S$302K, wow ! it is a lot like deprciating a 4rm flat on per yr basis. But if you buy say a S$20M 20000sqft detached in cluny park, what is the upside. To me, to appreciate to S$30M is within reach given the fact that a FH Land-Title Landed property own this piece of 20000sqft land whereas Strata-Title FH condo does not own any land except it merely share the land with its neighbour, be it very exclusive 35 tenants or not so exclusive 2000 tenants? What is your comment?

I'm a foreigner on an EP and renting an appartment on Scotts Road, the Owner is looking at selling in order to cash in on the market. He wants around SGD 3.5 Million but if I were to leave Singapore and rent it out, the income would not even cover half the cost of the mortgage repayments based on 25 years repayment. Please can someone help explain the situation. Why are rental yields and sale prices so out of line?
