I would like to sell my 1184 sq.ft. 2+1 walkup apartment (level 3) at Novena Ville. It's within 1km of ACS(P) and SJI Junior, 2km of SCGS, St. Margaret and CHIJ Toa Payoh. Stone throw to Novena MRT and many shopping malls (Novena Square, Square 2, United Square, etc). It's currently leased out to a Children Art Centre at $2,200/month which the lease will expire 31 March 2011, we have a one month either party termination clause. Great en bloc potential although negotiation failed last year but it'll definitely go throught soon as neighbour apartment (sole owner of Novena Gardens) has agreed to have a joint tender when the plot ratio is to change by next master plan adjustment. I'm looking to dispose it at $1,100 psf, do anyone think it's acheiveable?
