I am considering a unit at Livia. CDL has not revised the pricing of Livia over the weekend. Perhaps that's because Livia is close to 90% sold & CDL does not have any urgency due to their holding power. Livia is priced approx 630 - 650 psf as compared to Optima at between 800 - 850 psf. Would like to understand why Livia was priced 30% lower than Optima, but yet was unable to be fully sold like Optima? Livia seems to have rather similar advantages as compared with Optima. E.g. walking distance from MRT, close to Changi Business Park, Expo, 4th University, Airport, etc. I know in terms of location, Optima is definetly closer to all those places mentioned, but does this justify paying an additional 30% more? Also, in the event of a correction, how would Livia be affected as compared with Optima?

What is the calling price per square feet for NUOVO now with the small and bigger units. NUOVO has a big name in whcih the developer is CDL. Will the developer has an impact of the prices in NUOVO ? The rooms are much bigger than any condo nowsadays ? Is this true ?

NUOVO prices are going up for the last 6 months and appears that the prices are there to stay and will break the S$700 psf mark before it even reaches the 10 years where the foreigner can buy. Any comments ? NUOVO is known as the better buy condo than those around the areas in terms of finishing, developer, proximity to MRT, windy, ............ ? Is the true ? With the painting finishing in June 2010 based on the progress, will the price very likely to go up ? Bank cannot match those around NUOVO but banker seems to be able to match the asking price? Can we conclude the NUOVO is the best buy ? Even the free hold in AMK are not as good as NUOVO. Likely? since it is from CDL as the most reputable developer ? Expert, pls provide comments/ advice.

I am looking for a 3 br condo in yishun or ang mo kio. It appears to me that prices of Nuovo (selling below $680 psf) is much cheaper than the new 99 yrs condos in Yishun selling at 750-800 psf and Nuovo is built by CDL. I am a PR, can I buy a EC? Base on the trending, will the price be crossing $700 psf soon? This is based on the fact that Nuovo is located in ang mo kio and 120m from the Yio Chu Kang mrt station.

Gurus, When is One Shenton expected to TOP? I understand CDL launched One Shenton at prices above S$1700-1800. As such, have investors profited from this project? If someone were to come in now, what is his expected return in 1-2 years time? Does this project have potential compared to 76 Shenton, Lumiere, Clift (with last 2 TOP soon)? What is the investment horizon? Lastly, what is the expected psf rental in this project upon TOP? Thanks.
