I lived in Singapore for 5 years. I am visiting again for 2 weeks between 17th Mar to 31st Mar. I am looking to rent a 3 bedroom apartment for myself and family. Any location will be fine. 1. I'm a owner of a new EC. Can i confirm if i'm allow to purchase any private property within the first 5 years? 2. For example, if my EC will be 5 years from TOP in 2010, can i purchase a new property in 2008, but it only TOP after 2010? 3. When i sell my EC after 5 years, is there a limitation to the pay cap for the buyers?

Hi, I hold an E.P. in singapore. I am holding an investment (private property) in Singapore. I am looking for more opertunities to invest. 1. Can I invest in HDB properties, as an E.P. holder. 2. I would like to get a feedback on the number of buyers available for my property and the price I can sell at currently. 3. Which is an apt area to invest in Singapore? 4. What happens to a property after it completes its tenure of 99-yr. lease in Singapore? Is it better to invest in a 99-yr leasehold property? 5. I have someone recently bought a FH Land-Title Landed property of land size 1705sqft. It is a 2-Sty terrace house with an attic & a basement. The total built-up area of this so called 4-Sty terrace is 3559sqft in D13. The price tag is S$2,238.000 which translated into S$1313psf but the agent told him it is S$629psf. My understanding is land title landed property is based on land area which is S$1313psf unless it is strata-title cluster house then it will be S$629psf. Anyway, quite a few had transacted at S$1313psf which mean it is boasting D13 area. Secondly, someone bought a terrace house at D19. Same, 2-Sty with attic & basement. Land area 1614sqft & built-up area 3238sqft, transacted at S2,200,000. It translate into S$1363psf instead of agent told her it is S$679psf. What is your take regarding the above issue, D13 senette estate at city fringe & vibriant D19 at serangoon garden?

Think back, 30-40yrs back, a 20000sqft detached house in Nassim road costs S$80K-S$90K, but at current situation, it costs min S$20M. So, what is the percentage of return? Imagine, if you buy say a 99yrs super high end condo at S$29M for say 5178sqft which translate into S$5600psf. Usually, before it T.O.P, it takes 2-3yrs. So minus the remaining lease it is about 96yrs lease from T.O.P, what is the upside of this super high end condo? Assuming the ultra rich owner never sell, per year basis, it depreciate by S$302K, wow ! it is a lot like deprciating a 4rm flat on per yr basis. But if you buy say a S$20M 20000sqft detached in cluny park, what is the upside. To me, to appreciate to S$30M is within reach given the fact that a FH Land-Title Landed property own this piece of 20000sqft land whereas Strata-Title FH condo does not own any land except it merely share the land with its neighbour, be it very exclusive 35 tenants or not so exclusive 2000 tenants? What is your comment?

My questions as follows :- 1)Whats is the procudure of taking out my mum's name from my sis HDB flat as my sos hv reached 35 yrs old. What will be the fees incurred and can it be paid by CPF and how long will this take? 2)Can a husband and wife both own a HDB flat each after marriage (1 of them joint name with the mother) the other alreach reached 35?They bought them b4 marriage. Hey, I'm a foreigner on a EP and looking to buy/invest into a property (pte apartment or condo) with a budget of SG$600 K. I am not too familiar with the property market in Singapore therefore, I have two queries I would like to pose. 1) Whether this is the right time to be investing? As I heard property prices are forecasted to be falling in the foreseeable future. 2) Which area(s) should have a maximum capital gain on the investment? I've been recommended to look with district 15/16 and the Yishun area. I do realize these are very basic/general questions although I would appreciate some insight in the property market.
