Hi, I just had a valuation done for my unit at Blk 269 Toh Guan Road above 20 floor. The valuation is at $478k. The house maintenance is above average as I only stayed there for 3 years. Should I be asking for COV? If so, what is the recommended value?

I am currently looking for a flat in Fernvale Road area. A lot of flat (4-5 room) are asking for 50 -100k cov which i think is too high for an area that is not convenient without a car. Whats the cov for flats sold in this area in recent months? Is it as high as 50k cov?
