Would like to upgrade my flat of 16 years. Not eligible for HDB loan. Was told I have to buy before selling because if I were to sell first, I'd have to find a temporary lodging. Is that the only option ? If I have only 40k CPF and 50k cash, will I be able to afford buying first then sell ?

Morning,

I'm not sure which salesperson told you that but the issue that you are facing is common within the market. Depending on your preferred asking price and current unit's location plus condition against on what's your requirement for the upcoming purchase, we can work out on a plan which would allow you to buy and sell concurrently.
