Hi Sir,

Please don't be annoyed on this matter. In today's market where transactions can happen anytime anywhere, it is not a requirement for us agents to remove the listing immediately once we issued out the OTP.

As long as the transaction is not completed, there is still a chance for the deal to fall through due to various reasons. Hence, it is not wrong for us agents to keep the ads online even after we issued out the OTP.

By letting the listing remain online, we can continue to accumulate potential buyers interest, and follow up with these potential buyers, in case the deal falls through.

Also, HDB will not entertain your request to monitor listings on Propertyguru. Propertyguru is a subscription based product, and not linked to any Government agency. If you are unhappy with the product, you need not use it. There are many other property portals in the market, Propertyguru is not the only one.

Also, if you are a serious buyer, I would suggest you get the help of a professional agent, pay him commission and let him do all these "leg work" for you. It definitely beats you getting angry over such trivial matters.

Your post has raised an interesting point. However, it would not do much good by providing feedback here.

If you are serious about bringing the case to the right party.. about the salespersons and their conduct, you should write in or call up the Council of Estate Agency (CEA). You can find more information at their web site www.cea.gov.sg.

Dear prospective buyer,

I am a property buyer and tenant myself as well where I am facing the same problem as you are. It is quite difficult to eradicate such practises, not only on PropertyGuru but across the other platforms too. It would be great if a consumer can take the lead to consolidate all these issues, table down the evidences with text exchanges before putting it up to CEA for their actions.

Robbie is right in his explanation that you could avoid these inconveniences by appointing a salesperson you can work with for the purchase while you divert your time out for other more value added purposes.
