Why is there a different in practice for commission to agent for private and HDB? For private no commission to be paid by buyer whereas in HDB buyer has to pay commission if he engages a buyer agent. What if I contact seller's agent which is quite logical as he is the agent advertises to sell and I buyer contacts him. Is there a regulation stating that I need to get a buyer agent to buy??

Hi Peter

There is no regulation that you need to get an agent to assist you if you do not wish to engage.

However since you do not have any agent to represent you, you will be required to read the HDB website & proceed the paperworks by youself. The seller agent will be unable to represent you & do the paperwork

Hi Peter,

There is no standard practice for buyer paying commission even for private properties and HDB. I sold a HDB recently without receiving a cent from the buyer as I was representing the seller. I have also had a buyer who purchased a $800k private property pay me commission for excellent services rendered. At the end o the day,it should be beneficial to the client should they be paying for a service like achieving a good pricing as well as filtering off unnecessary information for the client. A buyer needs not pay commission for HDB if he decides to source for units on his own,make calls to arrange viewings and takes care of the paperwork himself. All these are time consuming therefore to some buyers,they deem it money well spent in giving commission to the salesperson for doing these jobs as time could be spent on other more important activities.
