What is the selling price for 5room flat in Hougang avenue 5. Block is 30X.
Is it good time to sell the flat or wait for few years to appreciate. What is the trend of HDB resale market in furture for 3years fron now. pls suggest

Morning,

Are you purely selling or are you looking at purchase after the sales? If you are in the latter position, when you sell high, you will buy higher. HDB market is still good as per now. Nobody knows what the global market would be like and what new rulings would be out in the 3 years time frame. So I doubt any salesperson can give you a clear light of the market in 3 years time.

The current valuation for your unit should be around $440k to $460k. Asking COV would be around $25k to $40k, depending on exact location, facing, condition and level.

As you can see, without assessing the conditions of your unit, we are able to estimate the valuation of your property together with the likely COV you can look at, do you think this will be an attractive price for you to sell and utilise the cash proceeds generated from this sale for even better things?

I wouldn't say that the time is wrong or will there be a better time to sell, but rather, if you think that existing price is attractive enough, it will be good to seriously consider the selling option, for we will be unsure of how fast the value of your property will appreciate or depreciate, therefore make use of the cash proceeds to put into somewhere you find that will likely to give you better returns over the next 3 years.
