Firstly, since your MOP is not met, you can't purchase a 2nd residential property (condo). Understand that you are looking to sell away your HDB, with current sentiment, it is more prudent to secure a buyer offer first before you purchase your next property. Depending on your hdb location, you can start marketing the property 2-3 months from your MOP date as it will take on average that duration to secure a reasonable offer. Concurrently you can start to look for your next property to narrow to properties near your requirements.

Afternoon,

You can only ink the OTP upon fulfilling the 5 years MOP. If you have not sold your HDB unit, you will be required to pay the ABSD first and request for refund once you have gotten the OTP for the sales of your HDB unit.

Hi Inn, the requirement for you to sell is that you have to hit the MOP first. But you could engaged an agent to market your unit first even before reaching the MOP. And in the present weak market sentiment, it is better to sell first and then followed by viewing and purchasing of your next condo unit. And at the same time, you will not be incurring any ABSD too. Hi Mrs Lim, In your situation, My suggestion would be for you to start shortlisting for our next property. And also to do a more detailed financial plan in order to determine your budget and next step. Depending on the location and your HDB. It might be better to hold on to your HDB and get another property. If your situation permits. there are ways to hold on to the HDB and also get your second property without incurring any ABSD.
