Your landlady is probably right in claiming for the remaining 10 months unfulfilled rental given that there is no clause for premature termination of lease.
You are advise to work things out with the landlady to allow you to seek a replacement tenant to takeover possession of the property without undermining the interest of the landlady, at your own costs. The tenant that will takeover the premises should be approved by the landlady in this case.
