We are considering a 2nd property in the east side of Singapore with a budget of $1.2mil (including the ABSD). We prefer resale Condo as new launches are way beyond our budget even for studio or 1 BDR.
We are not planning to let go of our existing HDB 5 room. So this 2nd property is purely for investment purpose.
We are open to 1BDR+Study or 2BDR but we want this is to be walkable to any MRT.

What are our options here? What else could we consider?

You can consider some of the units near Tanah Merah, Tampines or Pasir Ris. The purchase price should be approx $950k since you have to factor approx 23% worth of stamp duties payable.

Do you intend to take loan for 2nd property?
