Hi Anonymous, thanks for writing to us on AskGuru.

Usually, for these kinds of defects, the ordinary rule is caveat emptor which means "let the buyer beware". You have a duty to disclose such latent defects as failure to disclose may be construed as misrepresenting the state of the property. If you misrepresent the condition of the property, when asked by the buyer, then you may be liable to the purchaser for misrepresentation.

It is up to you if you want to replace the whole floor before selling as such defects may affect your selling price. Alternatively, you may negotiate with the buyer that you wish to leave it as it is so that the buyer can do it up to his/her taste.

Hope this answers your question.

Best Regards,

Good morning seller,

Leaving as it is might affect your sale price. Let's say you are a potential buyer, if you see such a house, you will definitely press down on the pricing. Unless there are other factors that overshadow it such as high floor, corner unit etc.

Probably you can whatsapp me some pictures of your living hall so I will be in a better position to advise you further.

Hope to hear from you soon!

Warmest Regards,

Hi,

Understand where you are coming from. However, if you leave it as it is and present the property this way, the buyer might use it as a factor to try to lower the price. There could be ways to work around the issue while minimizing your costs. Thanks and let's discuss further and see where I can value-add.

Warm Regards,

Hi Sir/Mdm,

I would not advise you to rectify the floor as buyers would tend to renovate the place when they purchase a flat. You may spent the additional money but in the end, the buyer may just redo the flooring as well.

If you are losing sleep over the popped up floor, I can get my contractor to recommend some cheap solutions for you. Please contact me at 9644 4854 to discuss further!

Dear owner,

Are you confuse by the flurry of advises so far?

If I were in your position, my priority will be to replace the popped up tiles instead of laying a brand new layer of tiles over. Just to give the buyer an impression that there is nothing wrong with the property.

Hi friend,

3 different advice given to you so far:

replace
patch up
leave it

It is true that many buyers will eventually hack everything and re-do.

It is also true many buyers walk out straight away after seeing a pop-up flooring.

I personally (for myself as well) would suggest that you have your contractor take a look at the affected spot. Likely you just need to rectify that affected spot and not the whole flooring...

Staging, appeal , etc are important as well, they will help in getting your property sold sooner than those that are less appealing.

Do contact me if you need help, to sell your property.

Hi,

I am Bryan from ERA. Whether will any buyers buy your house or except the current condition depends on other factors as well such as asking price and whether there are other good qualities in the house. Some buyers do not mind broken floor as they intend to renovate the house anyway. To better advise you on your question. I have transacted house that are original in very condition and low floor at good price. It will be great if I can visit you place and have a chat.

Kindly contact me at 86912345 Call / SMS / Whatsapp.

Thank you and Happy Chinese New Year to you.
