Understand buyer’s agent commission is 1%.
I have been actively searching for unit and coordinating viewing arrangement by myself.
If I finally find one unit which I am happy and want to make an offer, is it possible to engage an agent just for:
price negotiation with Seller Agent and perhaps advice on paperwork submission.

Would agent be charging a flat rate fee or an administrative fee for this service ? How much would it usually be? TIA.

Agent fees are negotiable and should be agreed between the agent and client. While I do understand that some agents will not hesitate to take up such assignments, I'd like to highlight that although it sounds that a big chunk of work has been done for the whole search process, what really matters are those part that you are intending to engage the agent to do, from pricing of the purchase to the paper works that can have legal implications, which is really what matters when it comes to the purchase a property.

The search, shortlisting and coordination of units can be done just by almost anyone who is capable of communicating via phone and text, as well as using the internet or mobile phone to search for listing.

Therefore, under such scenarios, I will usually still charge full agent fees, otherwise I will not be taking on such assignments. Read More
