The market for mass market condos seems rather dead with shrinking pool of buyers. I see units listed for months without buyers in many projects. Is the condo market in some sort of crisis or is it simply buyers and sellers are not willing to compromise?

Hi,

I wouldn't call it a crisis, its more like an engineered slowdown or a mismatch in expectations. Sellers still have some holding power with relatively low interest rates while some Buyers are coming in thinking every unit is a firesale when the economy is still growing. If you observe there are still resale transactions in the OCR region, and more competitve prices at that vs 2-3 years back.

It really boils down to individual needs. A buyer who have specific needs where only a handful of units in the market could possess is likely going to have to pay premium over these needs. A seller is unlikely willing to sell low, unless there is a specific need for them to do so, for example those who have already committed to another purchase and need to sell to avoid hefty ABSD.

The market interventions by the government is introduced not to curb genuine home sellers or home buyers, but towards speculators or those investing in real estate, where these people are owning more than 1 property.

If market is indeed in a crisis, we would not be seeing hordes of potentials swarming to showflats of the recent launches, where developers have managed to clock decent results for the launch.

Hi,

The private resale market has been in this condition for the past few years already.

If you're a Seller today, you have to understand that we are in a Buyers' market today. Buyers have plenty of options to choose from in today's market. For your unit to sell and not get stuck for months, you will have to price your unit accordingly, such that Buyers will feel that it is more attractive to purchase your unit than say a new launch.

Also, if you have a lot of viewings but very few offers, you may wish to first qualify the buyers and target into specific buyers, rather than blindly letting all buyers come and go, using your house like a showflat visit.

If you're a Buyer, I would say in today's Buyers market, it is a good time for you to look into purchasing a property. You are at an advantageous position to look for bargains. There are plenty of properties for you to look around and compare which is the most suitable for your needs.

By getting into the "right" property today, you will see yourself reaping the rewards when the next property up-cycle comes around. However, making a wrong move (by purchasing the wrong property) today may set you back for years and caused you to miss out on the next up-cycle entirely.
