Tenant wants rental deposit after staying for only 14 months instead of the agreed 24 months, citing diplomatic clause. When he signed the agreement, he was with a company. Due to recession, the company folded the Singapore office and he found a job of lower pay. He then became PR and bought a HDB, so he wants OUT of the tenancy agreement. I call it break lease and he is now contending this by taking me to Small Claims. I chose the tenant out of a few others because he said he would be renting for 24 months; in view of the longer lease, he requested that I remove my furniture and beds that I had actually furnished the flat with. What other costs can I claim against him ?
