It is highly likely that the landlord will refuse to pay the full amount for the new heater and this could end up becoming a dispute. Perhaps you can check with the agent who helped broker the rental contract? He or she can serve as a medium for problem-solving and can refer to the correct clause in the tenancy agreement for quick and efficient resolution.

Dear Shermine,

I was just wondering out loud, should landlord decide to repair the heater and it gets damaged again in a month, are you willing to pay additional $150 each time it breaks down if repair costs exceeds the $150 each time? Given that a new water heater could come with a year warranty or 2, would that put you in a better position to know that there is one less item to worry about throughout your rental since landlord is not the one to use the water heater but the tenants?

Apologies, what I meant was with the warranty for new heater in place, should it break down again, you will need not bear the costs of repair since it is under warranty. Would that be more reassuring to you than having to keep repairing since most appliances will face repeated problems after the first breakdown?
