Dear sir,

Thank you for your question, the timeline of 6 months to sell the existing condo applies for both the owner and essential occupiers of the purchased HDB resale flat, therefore whether the resale flat is purchased under sole ownership of your wife or joint names, both your condo units will be required to be disposed within the 6 months period upon taking possession of the resale HDB.

I do understand the hassle and stress to meet the timeline if the plan is to purchase first, move in to settle down and then look into the selling proper, nevertheless, the regulations do not allow so. What can be done though is to commence both the home search as well as home sale simultaneously and in the event that an offer to purchase comes in, you can weigh in over the offer on hand versus the options you have to purchase and decide on whether do you require any extension to stay for the unit your are currently staying in after the legal completion of the property. I believe the unit that is currently tenanted out could pose a bigger challenge to sell given that tenant may not cooperate to allow viewings as regularly as we hope for during the marketing phase, therefore utilising of resources like virtual tour and video marketing will be important.

I am afraid you that as both of you are married, you are considered as a single entity (family nucleus) and have to purchase a resale HDB together. Can't be in sole name.

Unfortunately as both of are married, HDB deems both of you as a married entity and both names will need to be included to be eligible to purchase the resale HDB. And the requirement to sell the private properties within 6 months after the hdb resale completion will kick in.

In this case, perhaps you can consider to do the sale of the tenanted out condo first and see how it goes in terms of maximizing the price outcomes. Thereafter, concurrently do the sale of the owner-occupied condo and look around for the next property. This will give us a longer runway to sell the condo.

Hi Sir,

When you purchase a HDB, your spouse's name will need to be included either as an owner or as an occupier and therefore it is not possible for your wife to purchase under her sole name.

For your case, the best approach is to try to sell the rental unit first, followed by purchasing a HDB and lastly selling the condo that you are currently residing in now. In this way, you will be under no stress and be able to achieve the best price for you condos and also able to minimise your cash outlay and transit from your current place to the HDB without the need for an interim housing solution.

1. For HDB purchase, your spouse's name will need to be included either as an owner or as an occupier.
It is possible for your wife to purchase HDB under her name, but need to put your name as occupier.
Both owner and essential occupiers of the purchased HDB resale flat need to sell all the existing private property within 6 months
