My tenant has just informed me that he will exercise the diplomatic clause and given me 2mths advance notice. my question: is he obligated to produce proof that he is leaving singapore for good? Secondly,during this 2mths notice, is he obligated to make the place available for viewing? what recourse do i have now that my agent couldn't reach him now because he is away for 2-3wweks. until then we can reach him.Thanks

Dear Roy,

He is certainly obligated to show evidence that he is leaving Singapore for good in such cases, nevertheless, I advise you to exercise judgement in this instance where what happens if it is not a case of him leaving Singapore for good but instead looking for an alternative accommodation? If situation turns out ugly, you may face more challenges in securing a next tenant. During the notice period, the tenant is also obligated to open up the unit to show next prospective tenants at reasonable times but his convenience should still be considered. Read up on your existing tenancy agreement and check with the salesperson who brokered this transaction to find out the finer details if required.
