My husband and I currently own a 5-room HDB Flat and we have cleared our loan. We are looking to purchase a condo that has a TOP in 2018/2019 and we intend to sell off our HDB flat once the condo is ready as we still need a place to stay while waiting. Do we still incur the 7% additional property stamp duty?

Hi,

Unfortunately yes you have to pay the 7% ABSD first. If you are SC and the hdb is your 1st matrimonial property, you can apply for ABSD refund once the hdb is sold after you move into your condo. The timeline and financial plan is crucial for a smooth transition and I will be glad to assist and provide a full picture.

You will be liable for ABSD of 7% if either of you are Singaporean.

However, if you sell off your HDB within 6 months after the TOP of your new condo, you can apply for ABSD refund. This is assuming the condo is bought under both your joint-names.

Dear Mdm,

Yes you will incur the 7% of Additional Buyer Stamp Duty (ABSD). However, if you purchase the condo together with your husband (ie. 2 owners), you will be eligible for the refund of the ABSD if you sell off the HDB within 6 months from the TOP of the condo. You will need to factor in the 7% cash in your financial planning as you will need to set it aside for ABSD.

Hi,

You'd have to pay the 7% ABSD first, and apply for a refund after you sell your HDB flat within 6 months of the condominium TOP.

Alternatively, you can purchase a unit that has already obtained the TOP/going to attain TOP status soon, so you don't have to lock in the money for so long.
