My husband and I currently jointly own 2 properties, a private condo and a hdb unit. We are thinking of purchasing a third residential property as investment without letting go the current properties. For purpose of ABSD reduction, is de-coupling the way to go? how long will the process take and what is the legal costs involved? Thanks.

Hi , decoupling is possible for your private property and perhaps I could recommend a law firm to you to enquire about the paperwork and cost?

Hi,
You may want to evaluate the basis for holding both the earlier properties as their age would be higher resulting in stagnant price or even difficulty to sell in the future due to limitation of CPF usage after the property reached a certain age. Hi,

Decoupling only applies for private properties, HDB is not able to do it. Hence, you will still be liable for ABSD for your 3rd purchase.

However, there may be some ways you may wish to explore, to see if we can maximise savings on ABSD. There may be chance that you need not pay ABSD on a purchase, but we will need to look deeper into your current positions.

Good day Madam .

De coupling of hdb is not possible , the only way to avoid ABSD is to sell the hdb if both names are in the hdb .

De coupling of your condo is possible but 3% stamp duty is payable on the value or part share that is being sold to the spouse , for example of a 2million dollar condo that was shared 50/50 equally previously , the 3% stamp duty payable works out to 30 thousand dollars to de couple the condo . Additional costs of few thousand dollars for legal fees .

Alternatively, sell all existing properties , thereafter each buy a condo individually without paying ABSD .

Are the existing properties fully paid? I will suggest to look explore decoupling the private condo under the name of the other party who is not purchasing, thereby reducing the ABSD applicable for the buyer who will be purchasing the 3rd property.
