If you are purchasing the property under joint-names, you will be exempted from ABSD, as this will be your first matrimonial home.

Hence, the total stamp duty you will pay will be 3% of property price/valuation price, whichever is higher, less off $5400.

Dear Mdm,

To answer your main concern over stamp duty, following is an abstract from IRAS:

"SPRs are required to pay ABSD at 5% if they buy their first residential property on their own or jointly with SC. However, if both you and your SPR spouse do not own any property and the matrimonial home is the only residential property owned by you and your spouse, you are eligible for the ABSD remission for spouses."

Please note that ABSD is not automatically exempted from paying. It is through "remission".

"Both BSD and ABSD are payable upon stamping. However, if you meet eligibility conditions, you can apply for this ABSD remission instead of making ABSD payment."

You will have to prepare a cover letter indicating the remission type and supporting document to IRAS.

List of Supporting Documents Required For Application are:
(a) A copy of identification document (NRIC for SC or SPR and passport for others)
(b) A copy of the marriage certificate, if registered outside Singapore.

Good morning,

For matrimonial unit, ABSD is not payable. Hence with 80% loan, based on both your incomes status, credit record and age, 5% down payment must be made with cash. Balance 15% can be paid by CPF or cash. Standard stamp duty of 3% is payable, along with legal fee.

Congrats on your decision in getting your first property!

The great news is that you do not need to pay for Additional Buyers Stamp Duty. The only stamp duty that you need to pay will be the normal Buyers Stamp Duty which everyone needs to pay. If we are getting a property that is more than $360,000, then the short cut formula to calculating the stamp duty will be (3% of the purchase price minus $5,400). I guess this will answer the question that you have posted.

The next thing that we need to look at will be the actual purchase itself. The financing portion, the timeline, the process and the negotiations. In all purchases, we tell our buyers that all purchases needs to be a happy one. So all these must be taken into consideration to ensure a smooth transaction. What I caN suggest is that we can meet up for a discussion if you and your hubby are ok. No worries as there are no obligations at all and we can just take it as a chat. We can also help the both of you to do a calculation to make sure the finances are good and also help to run through the timeline with you.

Hi Mdm,

The amount of stamp duty depends on whether who is purchasing the property.

Case 1 - Purchase together with your husband.

As your husband is a Singaporean, when both of you purchase a home together, you will only be liable for the normal stamp duty which is slightly less than 3%. You will be able to secure a larger loan amount as both your incomes will be considered during the loan application.

Case 2 - Husband purchase alone.

Your husband will only need to pay the normal stamp duty of slightly less than 3%. However, as he is purchasing alone, only his income will be considered towards the loan application.

Case 3 - You purchase alone.

As your are a SPR, you will need to pay the Additional Buyer Stamp Duty (ABSD) of 5% on top of the normal stamp duty of slightly less than 3%. Only your income will count towards the loan application.

In my opinion, if your husband income is sufficient to support the loan amount, he can purchase it alone or you can purchase the property together if you need a higher loan. For both case, only the normal stamp duty of slightly less than 3% is applicable.

Hi Ma'am,

The amount of stamp duties payable depends on who is purchasing the property.

Should you purchase the property together with your husband as your matrimonial home, you would be exempted from additional buyer stamp duties. Only 3% buyer stamp duty is payable, which applies to every property purchase, regardless of the count, citizenship status, and property
(eg. For a $1m property, ($1m * 3%) - $5400 = $24,600)

Likewise, should your husband buy it solely under his name, he would not be liable for any ABSD as Singaporeans are exempted for their first purchase. Only 3% buyer stamp duty is payable.
(eg. For a $1m property, ($1m * 3%) - $5400 = $24,600)

However, if you were to buy the property solely under your name, there would be an additional buyer stamp duty of 5% on top of the 3%.
(eg. For a $1m property, total duties payable = ($1m * 8%) - $5400 = $74,600)

Something crucial to note is that should either of you purchase the property alone, the person's sole income would be used in the computation of the loan amount. Therefore, loan amount would be reduced.
