Main challenges faced with selling units with tenancy will be the availability of units for viewing since it is tenanted. Is your tenant aware of your intention and is there goodwill communication done in opening up the unit for viewing?

I have sold a unit recently that still has about 18months tenancy to go and the whole marketing process was less than ideal, therefore to sell it within a short period will require full cooperation from the tenant on top of pricing it right with respect to existing tenancy too.

Can we arrange a short meet up in the unit to understand its existing conditions better as well as have discussion over some drinks to work out the mechanics of marketing? I believe it will be very helpful to understand the entire situation better rather than just following the price trend blindly.

For The Tembusu, the recent transaction were
1) $755,000 or $1,594psf for a 474sqft unit in Sep 2017
2) $922,500 or $1,478psf for a 624sqft unit in Feb 2017
3) $953,500 or $1,501psf for a 635sqft unit in Jan 2017

Therefore, the reasonable selling price is around $1,500psf, depending on the level and facing of your unit.
