1. You will need to dispose of any interest in properties in Singapore or overseas before or within 6 months of the resale flat purchase. All SPR owners and essential occupiers must have SPR status for 3 years before they can buy a resale flat.

2. Yes, you are eligible to buy an Executive Condominium. There is no need to wait for a 3 year period. You can buy the EC from the 6th to 10th year. In this case, buying a resale EC is similar to buying a private property.

To answer your question:
1) Yes. You have to wait for anoher 2.5 years to buy a HDB and not allowed to posess other properties whether locally or overseas in the mean time. If you own an overseas property bu way of inheritance, you are not allowed to purchase HDB according to HDB regulations. You can however make an appeal but nothing is conclusive. (I have seen cases HDB approves on the purchase upon appeal)
2) For EC within 6 to 10 years, you are free to purchase without waiting for the 3 years PR timeline. An EC that is between 6 to 10 years is considered a private purchae with the exception that no foreigner can purchase it till it has reached it's 10 years mark.

Under current guidelines, you are right that you will only be able to purchase a resale HDB after meeting the 3 year PR status, however, there is no restrictions on purchasing a resale Executive Condo in the secondary market which have met their 5 years MOP.

It will be helpful to look into the different indicators before considering the purchase as making a wrong choice can potentially set you back in the journey of real estate wealth accumulation.

Hi Sir,

Both you and your Wife would be required to fulfill at least 3 years of SPR before being eligible to purchase a HDB resale flat.

You could however consider a resale EC that has already met the 5-year MOP by the first owner. You do not need to wait another 2.5 years in order to purchase the resale EC.

In terms of inheritance of foreign properties, it will depend on when do you actually inherit the property. It may or may not affect your property purchase in Singapore.
