The moment I saw your post, I thought of OUE Twin Peaks which the developer offers a deferred scheme at the moment and Gramercy Park but both of them seems on the high side as they located at more prime area.

I do agree with you that pricing for 3 bedrooms + utility in Sophia Hills is quite tempting due to its location but for that price, will you be willing to stretch abit to take a look at freehold properties in Stevens Road area since you are looking for own stay.

Oh I got another suggestion which I am not sure whether do you fancy. Freehold, at least 1000 sqft, within your budget but its in District 11 Novena area. Near MRT and reputable primary school. Will you like to hear me out?
