Evening,

The current valuation for Bishan 5 room flat range from $700k to $730k, with COV of around $58k to $70k. The difference depends on your unit's actual location, level, ammenities and condition of your unit.
Asking for contra, if your current unit is under HDB loan and you intend to take a second HDB loan, allows you to perform selling and buying at the same time. This saves some time, but will leave you helpless, if your buying unit requires renovation. You will also have to use 50% of your sales profit, to attain second HDB loan.
To ask for extension of stay, you will have to compromise on your COV, to attract potential buyers.

Dear Owner,

This is a common question when public selling and buying HDB, Contra is a process whereby we submit the selling and purchase the next flat to HDB at the same time, that involved 3 parties: 1) you, 2) the buyer who buy ur flat and 3) the seller who sold the flat to you. But you only can do contra if your exiting flat is no more outstanding loan or with HDB loan and buying with no loan or HDB loan.

Whether to contra or not contra on your case will also depends on which loan you take. The timing involved as you will definitely need some time to renovate your next house, and the other party (your buyer) is chasing after the keys to hand over.
