You are not eligible for CPF housing grant (and HDB loan) unless you have disposed off your private property and observe a waiting period of 30 months before you purchase a resale HDB.

But you will have no issue for the proximity housing grant if you fulfill the eligibility conditions of staying 4km or within same town as your parents or kids.

You will be eligible for the proximity housing grant as long as your property is within 4km of your parent's property. As for the CPF 1st-timer grant, you will not be eligible as you currently are a private property owner.
