im selling my 5 rooms flat at block 221 boon lay place,boon lay shopping center, staying at above 18 floors. the valuation last year was only 330K, is it possible to sell around 420K to 450K due to the strategic location

Hello Farid,..the latest and highest transaction done at your area was at $355k(between level 6-level 10). This is the price stated(can be value + cash or at value) for the transacted price.
