We want to get a unit which is not older than 20 year old (younger the better so that it's easier to sell 10-20 years down the road?), at least 1200sq ft (bigger the better), right next to MRT, near amenities, nicely renovated would be great. Budget wise we can afford up to 800k (if possible we don't want to spend so much) . Anyone has such unit? u May post the link here. Many thanks in advance.

From all the town listed, you have better chance of finding <20yrs old, bigger unit in Punggol, Buangkok & SengKang.
As this town were built in late 90's and yr 2000 and beyond.
The others are in the North-West and West region.
With your budget, you may also consider Paya Lebar.
It is true that it is easier to sell after 10 yrs when you purchase a newer flat, as those flats remaining lease below 60 yrs old has certain restrictions to young buyers.

Basically all the locations that you have mentioned have their own unique characteristics. It is also not just about where is your working locations but also very much of whether the characteristics of the particular town suits the both of you.
Most people who purchases a HDB usually will be looking to stay in the house and not looking at investment. But of course even if we don't talk about investment, we will also need to look at whether is the property sellable or not. As time passes by, you might be looking to sell your HDB and upgrade to another property, So we also need to make sure that the property you buy today, is a sellable property.
We have helped many buyers to own their first home or matrimonial homes. Many of them are actually first time buyers who also do not know what they really want. In my opinion, if your budget is up to $800k, there is no need for you to look for a unit in the listed location.
I would advise you to get a unit in a more "prime" location, for example Queenstown. Units is such districts have proven over time that its value hold best during downturns, as the supply there is limited.
I do have a unit which I can recommend you. If you plan to have children in future, it is also great as it's within 1km of two Top Primary Schools in Singapore.
