Dear owner,

Based on your conversation, I'd assume that you have utilised your housing grant when you purchase your unit, therefore if you sell your existing unit and buy any subsidised HDB unit, you will be required to pay the resale levy.

If possible,let me work out your sums based on your sale and planned purchase to understand better on your situation.

Hi Owner,

If you are going to a New DBSS, you are not require to pay the resale levy. But if it's a new HDB flat direct from HDB, yes, you do require to pay levy.

Evening,

The current estimated valuation for your unit is around $410k, with COV asking of around $40k to $50k. The actual selling price would depend on your unit's facing, condition and which side of Toh Guan your unit is located.
Sounds like you have purchase this unit with $40k grant, hence I would assume you have fulfilled your MOP of 5 years.
To purchase new BTO or DBSS would be dependent on your income status and how much loan you can take. Thus it would be prudent to work such sums out with an experienced saleperson.
