As much as the convenience of an MRT station nearby can play an important role in making a property a good investment, it is not the only deciding factor.

Dear Sir,

Based on your budget of 900k I would suggest Park Riveria based on its future potential. There is a likelyhood that a future MRT interchange to be located within walking distance. With the govt plans of the Highspeed Rail as well as the Cross island MRT line and its attractive price point. An interesting note also is that the govt increased the plot ratio for the devt making Park Riveria the tallest condo in the west coast. Why did the govt increase the plot ratio? My take is that the govt sees the need for more housing in the area in future.

If you can increase your budget, you can look at the upcoming launch at Redhill MRT called ARTRA. A rare

Dear Sir/Mdm,

My honest opinion is that if the development is inaccessible, it will be challenging to get a tenant once the development is completed. As for the projects that you have shortlisted, there are a lot of owners who bought the smaller units for investment as well, which implies that you will also face strong competition from your neighbors for tenants from the already small pool of available tenants.

If budget is a constraint, I would recommend that you look at a 1 bedroom which is located right next to the MRT instead. Commonwealth tower is one such development that you may consider. It's central location and door step to MRT will make it easier to attract tenants in the future. It is going to be completed soon and therefore your rental income will also start coming in earlier.
