Based on what you have in hand, to purchase a one bedder might still be possible, provided that the bank are able to provide you with the required mortgage. Getting resale HDB unit that's near to the central, possibility with pond view, might be ideal if you are looking at capital appreciation.

Hope you are doing fine.

If you are looking at capital appreciation, probably you can look at new condo developments or "not that old" resale condo developments with psf lower than surrounding projects.

Normally if you purchase a resale HDB, you won't foresee any much capital appreciation unless you purchase a BTO. If you purchase a BTO, it must be a 2RM flat in a non mature estate. You might not be keen in this idea too.

I will advise you to speak to my banker first so he can gauge how much loan you can obtain so we can move on from there.

I suppose that own occupation (ccomfort) is your priority over capital appreciation? Will you be staying alone or your family members will stay together should your purchase be a HDB since there will be another 2 rooms, which you may potentially rent out for about $1200 a month for both at least where you realise some gains immediate instead of holding out a period of time before liquidating the asset.

Most importantly is financing the property if you have considered the recent interest rates as well as your eligibility to secure the right loan for the purchase. For Pasir Ris resale flats they are typically at least 20 years old, thus you may wish to factor that into your consideration. If your plans are to stay long-term, I think the quality of living is more important. Whether to get an condo depends on whether you foresee yourself using the facilities often? Otherwise it is an additional cost every month for things you rarely touch. Thanks and hope to have the opportunity to understand your requirements further.
