And it’s advisable to buy in condo where only basic facilities and not like new condo and 54 yrs only left

With a balance lease of 54 years, you will find it harder to exit in the future and therefore it is not advisable to buy such an old property especially when there are only basic facilities which may not appeal to a lot of family profile buyers and tenants.

If your objective is to get for own stay till your golden years, laguna park is definitely an appealing option with its sea views, large land plot and good location at east coast near ECP, and relatively affordable price point and unit size. The only downside is the exit option is limited and it is likely lease decay issue will accelerate with 54 years balance lease and you might find it hard to exit without taking a capital loss on this purchase. The enbloc option may be possible but developers may not compensate sufficiently for you to recoup, as all the other owners will be happy to exit at a lower price since they have bought way earlier and would still make money at your entry price. Besides the maintenance of an older apartment is typically higher as the building interior starts to age further.

Just my 2 cents and I could be wrong as well. I sincerely hope Laguna Park residents successfully enbloc at a good price as some of my friends parents are residing there as well.

    Actually i had an interesting finding today while doing research on the leasehold landed houses in District 16 near Simpang Bedok which has balance lease of approximately 11.5years. There were a total of 11 transactions done since December 2020, and of which, I have found 7 profitable transactions for the sellers who have bought and subsequently resold. The remaining 4 units have no reference data to know if they were sold for a profit or loss. What is interesting is that the largest profit margin recorded from these 11 transactions was $458,000 that was made over a 21 years holding period, while there were 2 transactions which made a profit of $247,000 and $245,000 for holding period of 4 years only. These are some interesting data that can stir some analysis by gurus who are indicating that projects with minimal lease balance will not be appreciating.
