Having an exclusive agent is good as you will also get the same exposure as with many agents.

You will only need to face one agent who will handle all coordinations of viewing.

With many agents, the cons are
a) no control of pricing, meaning to say 10 agents
may market below or higher than your asking price.
b) Agents may serve his/her buyer interest more.

Exclusive need not be 3-6months. It can be negotiated between 1-3months.

You are absolutely right, there is no need to appoint an exclusive agent, and likewise, the duration of the exclusive contract need not be 3-6 months.

However, let me point out some assumptions you are making:

1. All agents are of the same professionalism and competence,
2. All agents deliver the same reliable results
3. All agents will behave (act) in the same was regardless of whether it is an open listing or not.

If the assertion that you put forward really was indeed true across the board that many agents serving you will get you the best deal, then the question we should all ask is,

"Then why do exclusive contracts exist in the first place?"

The reason is a simple one.

Agents of substance who can deliver the desired results time and time again will tell you that they ONLY work on exclusive contracts, reason that their abilities are in demand by sellers who use their skills and effort to market their products.

Hence, that leaves me with a question for you dear sir,

"What agents will you be attracting to market your unit?"

- Clearly those who are unable to otherwise secure exclusive contracts..

There's a saying..

"Pay peanuts and get monkeys.."

Thus and therefore in conclusion:
1. Not all agents are of the same substance
2. Not all agents are reliable and competent
3. Agents do not "work" the same way under an exclusive deal vs open listings.
