A resale private property is typically a private treaty, therefore terms, conditions and considerations can vary. There is no hard and fast rules, other than the legislation involved in a property sale. If I were a seller, suppose I decide to sell the property together with the tenancy, I will just lump whatever considerations that I have together in the final sales price instead of complicating the negotiation process by breaking down the pricing into different components for negotiating.
