I would like to sell my current 4 room BTO (seng kang) and buy a 3 room flat in a matured estate.
Would like to find out the following:
1) any penalty charges /charges incurred for downgrading
2) there's resale levy? No right? We didn't take up any loan. Fully cpf
3) what is the minimum sum thingy? Both my husband and myself are in the 40s And 30s. We have quite a lump sum in our cpf oa. Can explain this cpf min sum mechanism , be it we take hdb loan or bank loan or no loan, any differences in this min sum thingy.
4) roughly how much sales proceed be after selling the 4 room and how much must I pay upfront for the buying of the 3 room(can I use pay all in cpf if I have sufficient.?)
5) what is the current market practice - do I engage an agent to sell my 4 room and engage him /her again to be my buyer agent for my next 3 room flat?
6) what is the commission for seller and buyer agent now?
