Marketing a property close to amenities and close to recently transacted prices may not lead to high viewership or even take up rates, therefore to have a better understanding of what the situation is, we will really need to look into how many units are there currently on the market for sale similar to yours in terms of similar set of conditions, as well as the total number of concluded transactions within the same consideration boundaries to really determine the demand.

You have done the first thing right in pricing it within recent transactions, because no sellers will want to sell below the recent transactions in the first place. The 2nd consideration you will need to look into is the total number of transactions in the area versus the supply line available to determine if pricing needs to be adjusted in order to generate more interest, especially so if it is a low floor unit. I remember vividly that I was marketing an aging 2 room flat in Commonwealth sometime last year and for a period of 2 months, there was not a single call from marketing efforts. It took only 1 call to enquire and arrange for viewing and unit was sold to this buyer.

Therefore do not panic if viewership is low, but we will need to find out why such low interest.
