You can do it in a number of ways:
1) Engage a lawyer, who will be acting for you in the sales and work the details out with him.
2) Go to the HDB website and use the financial calculator to assist you. It's not very comprehensive but should be enough to perform the required. (As I have never use it before)
3) Engage a salesperson who will be representing you in the sales to work out the financial projection for you, which would include the CPF refund, required expenses and possible nett proceed.
