If there is no premature termination clause stated in the tenancy agreement, I am afraid that there is no way out of the current tenancy unless landlord allows out of goodwill. You may wish to negotiate on finding a fresh tenant to replace your current lease and pay the commission for doing so. Otherwise you may consider renting out your soon to TOP home for the term until you ride out your current tenancy as what Win Bo has suggested.

    THe pretermination clause in the contract only states that I need to pay the pro-rata of the agent's fee, so I wasn't aware that I had to pay the lease balance which the agent is now claiming is the case. Can you please advise?

    "If this Agreement should be lawfully terminated by notice in
    writing by the Tenant before the expiry of the tenancy herein
    aforesaid, then the tenant shall refund to the Landlord, pro-rata,
    the commission inclusive of GST paid by the Landlord to his REAL

Hi Mr Raul,

You can serve a formal notice to request for early termination to your landlord. The landlord's address should be on the tenancy agreement. If not you can request the agent to serve the notice for you.

You can seek landlord's approval to see if landlord is fine with you getting someone to take over the lease. In this way, landlord does not lose out on the rental and it will be a win win situation!

    Many thanks for this - my concern is that I don't have the address or contact number of owner. Just name and IC. I would like to suggest to have a replacement take my place. I don't mind getting an agent to look for a replacement for me.

To find out the owner's address, you may visit https://www.sla.gov.sg/inlis/#/home and select under Property Ownership Information. Key in the address of your rental property and you should be able to find out the address unless landlord has shifted. This document costs $5.25.
