1) should I upgrade to 2 bed room with max value 950k?
2) I need to sell my condo before I can confirm for new unit? (I need down payment from the sales)

Good morning,

You should be financially capable to upgrade to a 2 beds up to $950k. In the assumption that you are up to 35 years old and eligible for max loan based on your income and sales proceeds inclusive of refunded CPF OA funds and sales proceeds.

If you need the funds from sale to finance purchase, we need to sell first (buyer exercises OTP). If not you will be hit by ABSD for purchasing first and this amount wont be REFUNDED as you are buying as a single SPR.

Upgrade or not, it is not a straightforward decision. Is this upgrade due to lifestyle where you need a bigger apartment or due to increase in number of people in household? Note that you will be required to pay Additional Buyer's Stamp Duty for the property you intend to purchase as well, therefore it is important to sell first before purchase as there is no remission for SPR even if you sell it within 6 months from purchase unlike Singapore Citizens household. Hi Sir/Mdm,

It is always good to upgrade to a bigger unit if it is within your comfortable budget. This is because the potential for appreciation for a bigger unit is higher and it is easier to sell in the future with a bigger pool of potential buyers.

We should plan the sale and purchase together so that you can avoid the need for paying the ABSD for a 2nd property and more importantly be able to transit from one property to another without the need for an interim place to stay since the rental is high now.

Hi,

Yes it is better to sell off first before you commit to the next purchase, otherwise the ABSD will be based on the higher rate of 25% .

Assuming you are 35 years old and below, you should be able to loan up till $679k based on the info shared. You should be getting approx 390k back in cash and CPF refund after the sale. This plus the 679k loan will mean a 950k condo is possible.

I have helped various homeowners to successfully sell of their 1 bedroom to upgrade to a bigger unit. They have left many good reviews. Look forward to do the same for you as well.
